– Current housing prices are down 27% on average across the nation from peak values five years ago according to the Freddie Mac House Price Index (June 2006 to March 2011), and the national housing affordability index continues to hover at record levels.

Rates Are Low

– At 4.32%, 30-year fixed mortgage interest rates remain near historical lows, based on an average 30-year fixed mortgage rate with an average 0.7 point as shown in the Primary Mortgage Market Survey ® data according to Freddie Mac as of August 11, 2011.

Timing is Everything

– Conforming loan limits are currently scheduled to be reduced on Oct. 1, 2011, which will decrease the availability and affordability of mortgage credit for many home buyers in 42 states, based on new loan limits published by FHFA and HUD.

Homeownership is Still the American Dream

– Nearly nine in 10 Americans say homeownership is an important part of the American Dream, according to a New York Times/CBS News poll, conducted June 24-28, 2011.

Financing is Available

– Today’s borrower needs to have stable employment of at least two years; sufficient income to cover the monthly mortgage payment and living expenses; adequate savings to make at least a 3.5% down payment; and, in general, a credit score of at least 620. If you meet these basic requirements and plan to live in the home, you may be well on your way. Note: FHA requires a minimum 3.5% down payment; conventional mortgages will typically require a down payment of 5% or more. FICO score minimums may be higher or lower depending on loan type, income history, property type and other factors.

Crime Rate in Colorado Springs

Colorado Springs is a relatively safe place to live.  In all of the domestic areas there are crime rates these crime rates show that on a 100 percent scale, 100 being the safest we are in the to 77 percent.

 

All of the neighborhoods are 77 percent or higher.  The Broadmoor area is one of the safest to be in, it is at 90 percent.

 

This rate is figured out on average how many crimes are reported in area.  The main crimes that make up this rate are homes that get broken into.

New Jobs in the Springs!

A company has increased job opportunities for locals in Colorado Springs. Entegris is a computer company that helps to manufacture silicon chips.  They are attempting to help create a well skilled work force in the company and help Colorado Springs with its unemployment percentages.

 

This is just evidence that Colorado Springs is a great place to live and has plenty of new, exciting jobs for anyone who is looking.

Colorado Demographics Changing in Colorado

According to the Colorado Census in 2010 the demographics in Colorado have been changing.  The Colorado population is growing but is older than it was 10 years ago.

The census also showed that, “We’re also less likely to be married with children, and more likely to have a relative — aunt, grandfather, cousin, niece — living with us.”

Colorado is also seeing a decline in houses owned by married couples. Also the study showed that there are more and more families having live in family members or married couples living with families due to the economy.
