Pre-Inspection and Home Warranty
If you were a buyer, would you offer more for a home that had been thoroughly and professionally inspected?  I coordinate and pay for inspections of your heating systems and roof to make your transaction smoother.  I then cover your property with a one-year home warranty at my expense.  The buyers can now use that money they would normally have held back for repairs to pay more for your home.

Pre-Title Commitment
I will order (at my cost) a pre-title commitment to reduce your risk of any title problems that could slow a closing.

Staging
I will pay for the first 3 hours of professional staging of your residence to prepare it for sale.  This service results in a 1-4% gain in value on your home and presents your home as an exceptional value better than the competition.

10K Listing
I will pay to have your home listed as a 10k property.  This can result in 29 fewer days on the market, 1% greater selling price, fewer price reductions and fewer unmotivated buyers looking at your home.

Top 150 Agent Emails
I will email your flyer to the Top 150 agents in the MLS, who account for 70% of all sold transactions in the Pikes Peak region.  I offer them a “preview me/eat on me” promotion, enrolling anyone who previews a listing of mine the chance at a $75 Shops at Briargate Gift card.  All they have to do is pop in and have a look.  This increases showing activity and perceived value.

ERA Information System
I will enter your property with ERA’s national database of properties for sale.  This site populates 1.2 millon websites with the same high-quality content.  This will help expose your property to more buyers, selling it faster for higher dollar.

Sign in Yard
A clean, well presented sign with a URL name rider and flyer box will be professionally installed. I will provide you with full color, 2-sided brochures as needed.

Lock Box
An electronic lock box will be installed on the property regulating entrance to and from the property.

Mailout to 200 neighbors
I mail out a 2 sided, color postcard featuring your home to 200 of your neighbors.

Feedback
I contact agents that show your home by phone and email within one business day requesting their objective comments about the property. I post this feedback to a private webpage for you to check at your convenience.
