- Research ownership of property
- Research legal description of property
- Research all comparable currently listed properties
- Research previous sales activity in your neighborhood
- Order and review property profile from the title company
- Order and review assessor’s tax information
- Complete market study and total market overview
- Monitor showings and follow up with agents for feedback
- Receive and review all offers
- Contact Buyer’s agent to discuss buyers qualification and negotiate offer
- Complete all needed forms for the sale
- Negotiate amendments or counter offers
- Deliver signed offer to Buyer’s agent
- Account for earnest money deposit
- Ensure lender requirements are met
- Consult/assist in arranging financing
- Schedule and follow-up on appraisal
- Provide comparable sales for appraiser
- Review and appeal if appraisal is low
- Confirm verifications of deposit and employment have been returned to lender
- Monitor loan processing through to underwriter
- Contact lender weekly to track and monitor loan processing
- Relay loan status to Seller
- Provide copies of contract, addendums, closing and control forms to Title Company
- Order and review title insurance commitment
- Confirm loan payoff statement has been created
- Confirm purchaser received title insurance commitment
- Confirm Buyers agent received title insurance commitment
- Ensure compliance with all title insurance requirements
- Coordinate home inspection
- Review home inspection results and negotiate any home inspection objections
- Negotiate the payment and completion of all required repairs
- If necessary – order septic inspection and receive and review results
- Coordinate closing date, time and location with seller, lender, buyer, buyer’s agent, and title company
- Final walk through scheduled for buyer
- Request and review closing figures from title company
- Forward closing figures to Buyer’s agent
- Confer and review closing documents with Seller
- Oversee the entire closing process
- Coordinate closing with Seller’s next purchase
- Successfully close the transaction
- Be there for you after the closing
