  1. Research ownership of property
  2. Research legal description of property
  3. Research all comparable currently listed properties
  4. Research previous sales activity in your neighborhood
  5. Order and review property profile from the title company
  6. Order and review assessor’s tax information
  7. Complete market study and total market overview
  8. Monitor showings and follow up with agents for feedback
  9. Receive and review all offers
  10. Contact Buyer’s agent to discuss buyers qualification and negotiate offer
  11. Complete all needed forms for the sale
  12. Negotiate amendments or counter offers
  13. Deliver signed offer to Buyer’s agent
  14. Account for earnest money deposit
  15. Ensure lender requirements are met
  16. Consult/assist in arranging financing
  17. Schedule and follow-up on appraisal
  18. Provide comparable sales for appraiser
  19. Review and appeal if appraisal is low
  20. Confirm verifications of deposit and employment have been returned to       lender
  21. Monitor loan processing through to underwriter
  22. Contact lender weekly to track and monitor loan processing
  23. Relay loan status to Seller
  24. Provide copies of contract, addendums, closing and control forms to Title Company
  25. Order and review title insurance commitment
  26. Confirm loan payoff statement has been created
  27. Confirm purchaser received title insurance commitment
  28. Confirm Buyers agent received title insurance commitment
  29. Ensure compliance with all title insurance requirements
  30. Coordinate home inspection
  31. Review home inspection results and negotiate any home inspection objections
  32. Negotiate the payment and completion of all required repairs
  33. If necessary – order septic inspection and receive and review results
  34. Coordinate closing date, time and location with seller, lender, buyer,       buyer’s agent, and title company
  35. Final walk through scheduled for buyer
  36. Request and review closing figures from title company
  37. Forward closing figures to Buyer’s agent
  38. Confer and review closing documents with Seller
  39. Oversee the entire closing process
  40. Coordinate closing with Seller’s next purchase
  41. Successfully close the transaction
  42. Be there for you after the closing
